Self catering Lodge Rental for 6 people on the beautiful White Cliffs of Dover 5 Minutes from the sea

The Park. The chalet is situated in an attractive, well cared for 36 acre park with excellent views over the English Channel in the small village of Kingsdown. It is approved by the Tourist board. There is car parking a short distance from the chalet. It is 6 miles from Dover, which offers cross channel ferries for continental visits, and two from the historic town of Deal. There are two castles (Deal and Walmer), a museum to visit and the City of Canterbury with its beautiful Cathedral is only 15 miles away.

Facilities. There is a leisure centre available with indoor heated swimming pool (free to those on site). There is also a tennis court (again free), indoor games area, bar, shop, restaurant and telephone.

The Chalet. The accommodation is in an attractive two storey Scandinavian lodge style chalet. There is a lounge area with television, stereo, table and chairs for meals. There are cooking facilities with hob, oven, grill, microwave and fridge. There are four bedrooms which contain one double bed, two singles a single and another single along with a fold down futon respectively. It therefore holds up to six people with a fouton. The bathroom has a bath, shower and heated towel rail. There is garden furniture. Electric power is provided via a meter which accepts pound coins. Duvets and pillows are provided however bed linen is not.

Please Read before bidding:

We want you to be happy in your stay in our property and have a good time but PLEASE read the following before you bid.  It will be assumed that you have accepted and understood these terms if you bid.

(Apologies to  our many regular guests who enjoy themselves and leave positive feedback.  These conditions have been applied because of a recent spate of guests who have rented  and then sought refunds afterwards by raising vague, unverifiable complaints against the threat of leaving negative feedback.)

·         The property is cleaned and maintained by a professional company (who we pay at great expense), before guests arrival, and their work is normally completed to a high standard.  However sometimes things go wrong - but they guarantee their work so if you discover something please contact us immediately so we can send them in so that it doesn't spoil the rest of your stay.  Please don't raise the complaint after the holiday is over and we cannot find evidence of the alleged mess or dirt.

·         The property is decorated in a homely, rustic style.  This means lots of brown colours, wooden furniture and wood decor.  Although many of the pieces of furniture are new it's decor is a "shabby chic",  "old fashioned", "little cottage in the wood"  style and we appreciate this is not to every ones taste.  The brown sofa looks faded and as if it is very old.  It isn't really.  Worse some people see the "old style" as being dirty.  Again, it isn't.  The internal doors and walls are "stripped pine" and not plain white.  Please look at our "walk through" video and pictures on ebay or our website before you bid so you know what to expect.  The kitchen has been completely refurbished  since it was made and the internal doors replaced this season.  Please make certain that you find the surroundings agreeable before you book.

·         The auction includes access to park facilities, swimming pool, tennis courts, private beach.  Although the latter are normally available and free we cannot guarantee that you will be able to get all of them all of the time.  For example Tennis is bookable (one session per lodge per day).  The swimming pool is normally open from 9am until 6pm.

·         You are bidding on the rental of a six person property for the number of nights specified.   The auction price is heavily discounted on the regular price (in the region of between a third and a half).  You may use as much or as little of the time, or space in the chalet offered - but there are no further discounts and you may not vary the time or date you are bidding for by calling, writing or emailing us before or after you go.  Because of fixed costs associated with the let (cleaning, admin, money processing etc.)  we are unable to reduce them further.  So, if you are bidding on ten nights for 6 people for £100, please don't phone / email to ask if you can have one night for one person at £1.50.  The answer is no.

·         Sadly we cannot control the weather.  You are bidding on the rental of a property in a park  in England.  You may be unfortunate enough to get a week when it rains.  Then it may be damp outside but it is certainly not inside.   Heating is provided by electric heaters.  If you do discover a genuine leak please contact us immediately - however please do not confuse rain outside the property with a leak inside.

·         (Not including personal injury or death) The limit of our liability is the cost of the property rental.  In this respect you are renting a furnished property for the time specified.  Therefore we have no liability for alternative costs that you incur without our prior approval.

·         (Personal Injury or death) In the unfortunate case that you are seeking to claim for this any claim will be made through our insurance company and will be subject to their verification procedures (photos, doctors reports etc).  Please also note that injuries incurred whilst renting a property are not automatically claimable, they normally have to be related to either poor maintenance or negligence.

·         Any claim or refund will only be considered if can be specifically verified (so please take photographs / independent evidence etc if it is not likely to exist when you raise the complaint)

·         Electricity is supplied by a pay meter which takes 1 and 2 pound coins.  On a warm summer week you may spend £8 - £10, if you just use the lights and cook the occasional meal.  If you rent during winter and have to use the electric fires it could be double that. Guests put money in the meter and we pay the electricity company.  It is illegal to sell electricity for more than you pay for it.  So we don't.  Unfortunately some guests begrudge paying anything at all and with varying degrees of success try to pick the lock or break into the meter itself.  This has resulted in money being stolen, locks being replaced and on one occasion the entire meter being broken, which we had to pay to replace.  Of course we still had to pay the electricity bill.  Let me appeal to all those aspiring lock pickers, please don't, you are only paying for the electricity you use.  Thanks!
