Located in the far west of Great Britain on a peninsula tumbling into the vast Atlantic ocean, almost completely surrounded by the sea, a magnificent coastline wraps around Cornwall for almost 300 miles. So, if you live in the area or visit regularly, you have the flexibility of using the property yourself and letting it out when you're not using it. Alternatively, you can let Hengar do all the hard work and rent it out for you....you can still use the property yourself when no other bookings have been made on the property.
Income and expenditure
The figures below are slightly out of date since they rise with the RPI but around £3k all in should cover maintenance costs annually.
The annual maintenance is £1729.47 + VAT
Ground rent is £246
Water rates are £268.37
Other outgoings are according to usage.
The above fees are covered by the rental income if you decide to let (via Hengar) as well as use it yourself as most people do. Note, you will have to enter into an annual contract with Hengar if you want them to let it for you. The Agency fees are a further 22%+VAT, which obviously do further bite into the income but there is good money to be made if you decide to market and let it yourself.
Total income by letting it via Hengar can be anything from £6k per year in a poor year, to £10k+ in good years, dependent on external factors like weather and the cost of overseas holidays etc. So based on the cost of the property, you're looking at a yearly return on investment of around 5%-15%, as well as being able to take holidays there yourself for free!
The property is rented out by the on-site agency (Hengar) and the lets range between £750/week in high season to circa £180/week in the low season and they let for (on average) 22-26 weeks per year.
The property is brick built with conventionally tiled roof - it's not a Park Home (i.e. caravan type). It is leasehold and there are 994 years left on the lease (there were 999 when we purchased) so no need to worry there.
