This is our own house in the village of Venchan near Provadia.
The house is of stone construction and covers approximately 170sqm and the land is approximately 900sqm.
The building is on one floor although 3 of the rooms are on a different level.
We bought this house as a project and had planned to build a hotel, unfortunately the recession kicked in and our cash dried up, now we have the money to do it we are getting to old for that kind of project.
The house at present consists of 6 rooms/areas. The first is currently open to the elements and used as a garage on the right of the building and to the front, and is approximately 10mtr by 4.5mtrs; we are planning on converting this into the master bedroom and en suit. This then leads onto another room approximately 10mtrs x 4.5mtrs this is planned to be part of the open plan living room/dining room. This then leads through an archway to what we intend to be the kitchen, which also has an external door. These 3 rooms are stripped back to the stone work so only need electrics and plaster boarding out and a patio door for the bedroom window.
At present you have to go outside to get to the other 2 bedrooms but we are looking at a way to knock through the kitchen area without losing space. In this part of the building there are 2 bedrooms approximately 4.5mtrs x 4mtrs and a bathroom approximately 3.5mtrs x 2.5mtrs, these have been plaster boarded out and are close to being finished, although the bathroom needs to be redone in some areas as it will need some re plumbing.
There is some minor work to be done on the roof but most of it is new and it does not leak it just needs a small bit of finishing.
The rooms that have been plaster boarded have electricity and the house has water and a septic tank
Venchan is approximately 50k from Varna airport and takes about 25minutes as it is just off the motorway and is about 6k from Provadia, there are plenty of expats in the area or you can mix with the locals.

Now for those that have not bought in before in Bulgaria here are some things you need to know about the house and Bulgaria.
We have all the documents and no one else owns any part of the property.
All the building are listed but not listed as a dwelling, this is not a major problem and we have already applied for a planning visa to get the property change to a dwelling and was advised it would not be a problem just bring in plans from an architect.
You will need a solicitor if you are going to do it right but be aware that they are just there to ensure your paperwork is done right not to protect you unless you explain that clearly.
You no longer need a company to own property.
