For sale is our much loved static caravan, only for sale due to a change in our work commitments so unfortunately we cannot get to use it as much as we want to (we've only managed a visit twice this year so far...) We have put it up for sale so someone else can get some fantastic holidays there.
The caravan is an Atlas Florida Super made in 2004, we have added double glazing including 2 new double glazed doors only last year, we also had under floor insulation fitted at the same time.
It has 2 bedrooms one with a double bed and a twin bedded room, there is also a small double pull out bed in the living area, so it can sleep up to 6 people.
There is one bathroom with a shower and another smaller second WC which is ideal for guests or kids to use.
There are electric wall heaters in both bedrooms and in the "Jack and Jill" en-suite to keep you snug and warm in the cooler months.
The Kitchen is well equipped with a full size gas oven, a full size fridge with a small freezer compartment and a microwave as well. We will also be leaving all of the crockery, cutlery, quilts, mattresses, TVs (2) and the pots and pans in with the sale so you can move in immediately, or rent it out if you want to and earn some money from it??
Lounge area has two large fixed sofas and is heated by a cosy gas fire.
Lots of storage in the caravan including a large walk in cupboard in the twin bedroom. Both bedrooms have fitted wardrobes, dressing tables and bedside tables, and loads of space in the fitted cupboards and the lounge/dining area with wall mounted cupboards and storage under the seating areas. We are a family of 5 and have never struggled for space.
The caravan is situated on the Reighton Sands Haven site near Filey North Yorkshire, which has all of the facilities of a Haven site, including a new golf course, a swimming pool with "The Lazy River" , a fantastic family restaurant and a variety of acts at the night club arranged by the site... but also the peace and quiet of a lovely well sort after pitch in a recently upgraded area of the site. We were very lucky to get the pitch we have, as we are at the end of a cul-de-sac so there is no passing traffic, the view out of the front window is of the sea and Filey, out of the kitchen window there is a lovely farm with sheep and horses wandering around, and just behind us there is the new golf course, but it is only a 5 minute walk to the main facilities, and a further 10 minutes and you are on the beautiful dog friendly sandy beach! We are very lucky to have some fantastic neighbours around us, all of which have privately owned their caravans and really look after the areas around their caravans, we will miss them and they will make you very welcome as they did with us. I have asked Haven if the new owners can keep the same pitch and the answer is yes, no problem.
The new owners will be responsible for paying their own site fees (please see below): this will entitle you to 10 owners passes so access to most of the facilities on site are free, including some fantastic invitations to some great owners party nights and events. Your Owners Pass will also give you a discount at the mini-supermarket on site and the restaurant.
The site has a mini-supermarket, "Mash and Barrel" pub, swimming pool, children's play park, launderette, bar and entertainment, kids clubs and activities and 9 hole golf course.
Just to be clear (as I've noticed a lot of these caravan ads don't mention this) Haven have advised us that once you buy the caravan you are responsible for your own site fees for the remainder of the year. They have also stated that if you want to move the caravan to another area of the site or wish to move it off site to another park you will have additional costs to pay them so you must make your own enquiries regarding this. (But our pitch is so nice I'd be surprised if you do want to move!)

Please note our caravan is over 8 years old and the carpets in the lounge and hallway could do with a re-vamp (not worn out, but dated... I'm just being honest). The caravan has been well loved and well maintained and looked after but it is not immaculate and the price reflects this.
Site fees for 2013 were £3425 ( it is a very nice pitch on one of the best areas on the site, this would be cheaper if you moved the caravan to another pitch)
We also paid the following to give you an idea of your additional costs of owning a caravan....
Electricity £140 per annum
Business rates charge £196 per annum
Water and Sewage rates £300 per annum
Haven will also charge the new owners a commision fee of 12.5% of the selling price.
