This is a massive barn with dwelling in the town centre of Lezignan Corbieres in the Aude, part of the Languedoc. Built approx 1900. No garden.
It is easily accessible from Carcassonne airport (Ryanair) as a bus meets every flight (€5) and takes you to the train station. Lezignan is the first stop en route to Narbonne (€7.80) and the house is a 5 minute walk from Lezignan station. It is very easy to get to using public transport!
Groundfloor - Garage and workshop 110m2. You can easily park 5 cars in here. (Garages sell for €35000 here!!). There's a well and rear windows giving light. The washing machine is plumbed in here. Seperate front door to accommodation.
1st floor - 110m2 again. Front room (currently used as a bedroom) with fireplace and Morso quality woodburner. 2 new windows. Bathroom (shower, sink & toilet). There will be a new tiled shower cubicle fitted in the near future. Large room (70m square approx) formerly the studio of local artist Jean Cazarres (rear windows here too). Lezignan sits on junction 25 of the A61 which connects the Meditteranean to the Atlantic. It has a population of 12000 and is up and coming with a new library being built, new businesses including a brand new Weldom (B & Q) and the Bricodepot are rebuilding here on a new site. There's a new school planned for the near future.
It has a hospital, doctors, dentist and a cinema that shows films in English. The old Cité of Carcassonne is 25 mins west and Narbonne beach is 30 mins east (bus to Narbonne is €1). The Canal du Midi is 5 miles north. Barcelona is 3 hours away. The town is surrounded by vignyards and the area is stunning. There's an airfield here with a parachute club and even a BigMac!!!
It was my holiday home and I kept a car here and used to fly out and use the train to get here. Ryanair flights from Liverpool can cost as little as 25 quid!
Beziers, Toulouse and Montpellier airports are not far away.
I now live here full time and would like to get a place with a small garden but intend to stay close to Lezignan.
It's work in progress - I bought it to renovate and will continue to improve it in my spare time, however, it's perfectly habitable. It is an ideal lock it up and leave it holiday home.
This is the sunniest area in France!
The price is a realistic €60000 plus the buyer will have to pay the notaires fee. The same notaire is used by both parties but the buyer pays the fee - this is standard practice in France. There's no other property for sale in the town that comes near it for size and value.
I'm happy to leave my Renault Kangoo in the garage for the purchaser!
