Field and woodland for sale in Central Brittany, very peaceful and tranquil, ideal for summer holidays and as income potential from selling the hay and firewood from the woodland. Another potential source of income is renting it out to caravan owners for their holidays.

Located near the small town of Langonnet, ideally situated for easy access to the beaches and rugged coastline of the north, west and south coasts of Brittany. Land is at the end of a short country road, just past a tiny commune of three or four houses. Surrounded by farmland and woodland, most of the field is grass with about a hectare of woodland, which is mainly willow and silver birch. The land slopes down gently to a long straight border with the river Ellé and a small stream runs through the woodland to join the river. The slope is towards the southwest so is very pleasant on sunny days, even when windy the trees provide a natural windbreak.

Size 6.05 hectares which is just under 15 acres.

Land prices have gone up considerably in the region since Dutch farmers have started to turn up with huge amounts of money that they have made selling very small farms in Holland. I do have a genuine reason for selling, and have priced this land to sell quickly without hassles. Even if a buyer did nothing on it, it should be a very good investment, besides the earning potential from hay and firewood sales.
    
I had previously stated "There is some evidence of agricultural structures but under French building rules it would not be possible to build a property on the land" but have since been told by several French people that it might be possible to build, especially if it is an "Eco" house. The important word there is MIGHT, this is France and it would not be an easy task, if possible at all. I certainly cannot guarantee it would be possible. It would certainly involve a lot of form filling and visits to government offices. A local architect wuld be able to advise.

However the land is ideal for recreational/holiday usage - ideal for caravan or camping holidays. You could even build a treehouse in the woodland. Less than 90 minutes from Roscoff ferry port, there are small shops, post office and a bar less than five minutes away in Langonnet and supermarkets within 10 miles at the town of Gourin, along with typical French bars and shops as well as a twice weekly produce market.

Not far away there is a bar and shop run by a British couple, also offering "plat de jour" style dining.

As well as providing an ideal holiday location there is income potential in selling the hay to local farmers, which has the added benefit of keeping the land tidy. Unmanaged land soon becomes a jungle in Brittany. Also the woodland could provide income from firewood sales, the trees are mature and would benefit from management as well as opening up the woodland. Clear felling would require the approval of the local mairie but really it would spoil the character of the land. Without too much effort the land could provide an income of at least 2000 Euro a year from firewood and hay sales.

The private riverside could be attractive to anglers but I do not know if there are fish in the river. Would be ideal for canoe adventures exploring the river as it flows through the green Brittany countryside.  

Wildlife lovers can enjoy the abundance of wild creatures in the countryside, I have seen polecats, wild boar and deer on this land, otters and kingfishers at the riverside and buzzards, ospreys and lapwings in the air. 

As the surrounding area is fairly flat it is ideal for cycling, French motorists are much more considerate of cyclists than in the UK and traffic levels are light. About 10 miles south of the Nantes-Brest canal which is wonderful for cycling or just walking along its banks.
