I have been asked to sell a Bulgarian house in the village of Glavan for a friend.

The property has all documents avaiable on request and these have already been checked and are ready for the sale  thus there will be no problems or delays with the transaction.

The property is situated in the southeastern corner of Bulgaria, within one hour of the Greek and Turkish borders  and less than three hours to the Black Sea.

 It is in the region of Stara Zagora, within easy travelling distance of the cities of Harmanli, Topolovgrad, Dimitrovgrad with its famous market and the bustling cities of both Haskovo and Stara Zagora its self.

 The village nesstles at the foot of the northwestern slopes of Mount Sakar at the eastern end of the Rhodope mountains, this region being   renowned  for  its wines, wild life (patritularly its eagles and other raptors (Sakar Special Protection Area BG0002021)) and natural beauty.

The house being situated on the edge of the village enjoys uninterupted views of the Bulgarian countryside. Enclosed by a stone wall there is a small garden  to the front  containing fruit trees, grape vines, flowers and a fresh water well the garden in turn overlooks a cobbled courtyard with two agrocultural buildings adjoining it. One of which is divided to provide a summer kitchen.

The land around the house is of 3905 square metres (approximately four times the land ot the average house in the area). The soil is rich and fertile and a property of this size gives the potencial for a campsite as the land is a good flat field with two barns that could be used for shower block etc....or other business opportunities EU grants etc..... if you would wish.

 

 Last occupied three years ago it is in reasonable condition (needs updating, toilet is outside etc...),  structurally sound and is a perfect renovation project.  

It has two floors, the first storey being built from stone and the upper storey from brick (both rendered).Both  levels have 3 rooms and hallway.

It has well water, along with mains water. There is an electricity supply to the house and the village has Internet.

 

The area is generally good with high employment and the village is busy with several shops and bar.

 

More details of the house

My friend purchased this property over three years ago whilst working for wine company (he use to find and purchase land for a rapidly expanding vineyard, and stumbled across this house during his work). He was planing to renovate it as a weekend retreat, unfortunately due to a heavy work load he has been too busy. He is now about to get married so he is reluctantly having to sell the property to raise funds for his wedding. 

 

He picked this area for its prime location.On purchase the house had not been lived in for over a two and he has owned it for a firther two years, in this three year period the house has not been broken into or vandalised. This reflects the quality of the area and the location the property is in. As you can see from the internal pictures the property is still fully furnished (a magnet for thieves if this was a poor area).

There are several properties in the area close to the property that are permenantly inhabited by locals.

 

The house structurally

The property is stone built from ground to first floor and brick there after to the roof. The building is sound for its age with no major cracks or any subsidence, all walls are plumb. It is all rendered and my opinion would be better if the stone was exposed and pointed like many other older properties  in the area have been. A coat of paint to the render on the first floor would vastley improve the look of the house. Several of the rooms only require painting however some of the house will need plaster. The roof is in overall good condition but is in need of general maintainance (the house is liveable while you renovate it. 

 Sale & Payment

  • 250 pounds deposit within 24 hours of end of auction (preferably by bank transfer, or pay pal if this is not possible).  The ballance to be payed within 30 days on the completion of the preliminary contract which will be signed for in the UK (the preliminary contract I use safe guards you and your property, so there will be no problems) after which you have six months to register the property in your name in BG (sign at the Notary).
  • If you do not have the time to travel to Bulgaria to complete the Notary Act and registration of the property I can organise this for you.
