    Campbeltown is a thriving, high amenity town. The town is well served by many high street and local shops including supermarkets, several garages, a college, schools, a medical centre/hospital and yacht club. Campbeltown is popular with tourists and also has a variety of hotels and restaurants. The town holds an annual regatta and music festival. The famous Machrihanish championship links golf course was recently ranked 22 by Golf Monthly Magazine out of the top 120 courses in the UK and Ireland.

    The actual unit sits right on parkland: So one side of the unit it will not be built on as public amenity land and currently a fun golf area and children's park for the little ones - then we have the unit - Then we have public toilet building (seen in the photos with a blue door and apex roof), this is approximately 2-3 metres away. To the rear is a car park for residents in nearby housing. To the front is grassed area - then the road with a mini roundabout and directly across the road is the ferry terminal for visitors to and from Ireland. There is potential to discuss with the council to take on the hiring of the golfing equipment, which they currently do from a green wooden hut.

    I truly think someone with the entrepreneurial spirit could take this unit to the next level and achieve a good turnover from this little gem. The location is superb the potential is massive.

    I can put the winning bidder in touch with someone based nearby who would manufacture drawings for the planning procedure and manage any building improvements/alterations you may wish to incorporate - Depends on your budget or vision as to how much or little you would wish to spend.


    Question - Do you have the deeds to the building? Answer - Yes

    Question - Are there any business items included in the sale? Answer - No however I can include such things as dark brown leather look booth seating (brand new still wrapped) and double door stainless steel catering refrigerator for an additional fee (eBay listing if required), please see my other listings if wanted separately. 

    Question - There is a green shed directly in front of the Eastern side of the unit; does that come with the unit for sale? Answer - No, it belongs to the Council and is used for hiring out golf equipment for the mini golf located to the South of the unit. Any planning application would allow you to seek the relocation of the shed as it impacts on you maintaining the exterior of the property. The Council are very flexible and as a sectional building will simply relocate it nearby; the work could be carried out in a few hours if required, for planning purposes. My thoughts were a serving hatch/sliding window on this wall.

    Question - Has any formal planning been applied for? Answer - No 

    Question - Is the area on the tourist route? Answer - Yes

    Question - There is a wall adjoining the unit for sale and the public toilet building; does the unit stop at the wall? Answer - No; the unit extents East and West from the wall.

    Question - Can I get affordable living accommodation nearby? Answer - Yes you can buy an apartment from as little as offers around £17K and obviously with a higher budget there are fabulous luxurious properties nearby too, for substantially higher prices. 

    Question - What other business's are nearby? Answer - The oldest picture house in Scotland I believe is 200 yards away on the same street (Google - Cambeltown Wee Picture House - last photo shown above), there is an Indian restaurant and a café (mainly fish and chips that sort of thing further down the street beyond the Picture House). The job centre is also located on this street.

    Question - Can I place seating outside of the unit for example a terrace? Answer - You would have to apply to the council as part of your planning application for answers to this, but as a service to the public in a vast public amenity location, my guess would be that the council would back this and charge a ground rent dependent on how much space you required. It would definitely be worth pursuing as the views are fantastic.

    Question - Does the property have water in/out? Answer - There is a sink installed for hot and cold water with drainage. Just been checked by a contractor and supply turned off whilst not in use (to avoid burst pipes).

    Question - Does the property have a toilet installed currently? Answer - There is currently no toilet installed, however the public toilets are close by and are well maintained and open during trading periods. You could look to installing your own when dealing with the architect and having your ideas drawn up for the planning application.

    Question - Does the property have windows and what doors are installed? Answer - The property has 1 large door which can be opened up further as the opening is part door and a blank; you could take the door and blank out and replace with a massive door or double doors. The unit has no windows installed currently, only sky lights. Again alterations to the building can be discussed at the planning application, but my thoughts were an apex roof with a glazed infill (see photo, it could look like this potentially - the roof is currently flat but could subject to planning have an apex roof just like to toilet block next door and look fantastic with a lot more light coming in). 

    Question - Does the property have outdoor space? Answer - No the building for sale simply sits on this footprint; that is all that is for sale.

    Question - What right of way do I have? Answer - Its public amenity land and you have the same right as anyone else using the land, the previous owners had no issues or concerns either.

    Question - Does the property come with an allocated car parking area? Answer - No, however there is ample free parking very close and I can assure you I am not aware of any meter parking in Campbeltown and visitors to cafes and restaurants etcetera simply park outside of the target building.

    Question - Does the property have any electricity service? Answer - Yes and my contractor is making safe (Locking off the supply, whilst not in use). All heavy duty and I've been informed in perfect working order.

    Go on to Google and look up Ice Cream Parlours for sale - Very sought after business venture you'll agree. Look at the achievable prices and you'll understand that what I'm offering here is a complete bargain. This unit has it all; the location is water frontage in a beautiful part of the world, a historical building (used to belong to the Duke of Argyll), made of solid Scottish stone (very thick and more recently lined further internally with brick - substantial? I'd say!), then you have the catchment area (located immediately where a little putting green is maintained by the council and is used by visitors to the area and also by local residents - and also very close; a children's play area). The ferry terminal for Ireland is directly across the road, I don't think I have to explain the benefits of that.

    Well there you have it - an opportunity for someone to develop this unit for their own needs, I've explained 1 option that I feel would work. There is nothing stopping you from exploring further options. What I can say here though, is that property of this type, and in such a location is getting increasingly harder to come by, and certainly at this price (Cars are more expensive and depreciate the moment they leave the garage). This would be an investment for years to come, only increasing in value (Earn a living? Rent it out? Sell it on at a profit? Keep as part of your pension?)
