This is our 3 bedroom detached bungalow in Cooraclare Southern Ireland.
Situated approximately 5 miles from Kilrush which is a lovely little holiday harbour town which has all amenities including Tesco and Aldi superstores, and a lovely bustling high street leading down to the marina with boat trips into the Shannon estuary and island monastery plus dolphin trips.
There are good vets restaurants and bars along with 2 local links golf courses and endless cliff walks.
The village of cooraclare is a lovely little village which is approx. 5 mins walk from the house.
It has 3 pubs, post office petrol station with a grocery and hardware store in it. Also a church.
A short walk from the village over the bridge leads you to a quiet narrow country lane 1st right and our cottage is the first house on the lane the nearest neighbour is a local farmer approx. 100 yards further on the lane.
Further on the lane is the local sports pitch.
The setting is extremely quiet and peaceful with no streetlighting so on a night you can see everything in the night sky.
The local people are very welcoming and friendly.
This is structurally very solid and well built and of a good size.
To the right of the house is a double metal gate to a large slate gravelled strip of land with a large old cattle shed (needs roof) which I would suggest converting to a double garage, with an old veg patch behind it.
To the left of the house are 3 dry old stone sheds in good order but only a corrugated roof suggest replacing at leisure with a parking area between.
At the rear of the house is a newly purchased (june 13) long strip of land/garden yet to be fenced but land registry/deeds etc to show.
There are 2 further stone sheds at the rear either use them or dismantle and use the stone- my plans were to pull down and make a patio/bbq area and steps up to the garden at the rear.
Across the lane is a parking bay and a small paddock or large garden area again would guess approx. 1/4 acre nicely surrounded by very large old trees making a nice secluded and private area.

To the right is the full length sitting room 15ft9" x 10ft10" this has an open solid fuel wood or peat open fire. A large old airing cupboard with the water tank. Radiator.

Bedroom 3 this is ideal for a kids bedroom study area which is 9ft x 5ft2" area combined with a loft bedroom 12ft3" x 9ft.
To the rear is the extension which holds the galley type kitchen a back door and the bathroom.
The house needs updating but is totally usable as it is.
The wiring is very dated and needs replacing, some has been done but needs a complete rewire.
Kitchen totally usable but I would suggest moving it into the dining room and using it as a utility room.
Bathroom fittings are perfectly usable but would be better served with a complete new suite with tiles.
The rear extension has white upvc windows and back door so no need to replace these.
The front door is a nice large timber door in good condition.
The Four main windows to the front are aluminium casement and old so would suggest replacing as the seals are shot and cause a lot of condensation build up internally.
In the last 12 months it has had a complete new central chimney and lined.
As well as a total exterior paint on render as you will see on street view it was white.
There you have a good comprehensive and honest description of what is a lovely cottage with stacks of potential.
I have a valuation from 07 at the peak (before the crash) of 220,000 euros without the land. even at 50% would be realistic as Ireland is now out of euro special measures and on the way back up but I would think a sensible amount would be in the region of 80,000euros.
Even at this level I am open to A sensible offer, and anyone who can complete quickly will be considered preferential so try an offer you never know as we have seen a property in france we would like to pursue.
I will also consider swapping or exchanging for another property areas considered are France this would have to be a straight exchange and detached.
Obviously we would take a cheaper p/x the house must have land or large garden if the house is a bit cheaper and needs no work and has land we will consider a straight swap.
We will also consider using this house as a deposit or swap for a house in the countryside anywhere considered as long as it is rural with large garden or land ie Cumbria/Lincolnshire/Norfolk/North Yorkshire etc. will consider houses up to approximately £250,000
We don't want or need a huge house the outside is more important with land and a garage or space for one.
If the house is next to open footpaths etc then land not so important as we have 3 dogs and these form the main requirements.
Projects and works needed on a property are not a problem but must have sound roof and walls.
Will consider a widebeam liveaboard barge rv 5th wheel holiday home etc.
