The house has wood fired cental heating so the whole house can be kept comfortably warm for approx 600-800 euros a year. This price also includes all the hot water during the winter as the hot water system is plumbed into the heating system. There is a solar panel for hot water in the spring/summer/autumn so electricity bills are very low. If the waterwheel is put back in there would be the opportunity to produce electricity with a mid shot wheel. This would provide enough electricity to heat the house during the winter. The heating is already set up to be able to use either wood or electricity.
There is a large covered balcony with built in BBQ and a fixed large tale which can comfortably accomadate 12-16 people. This balcony is south facing so the cover is a bonus!
The house is at the end of a lane so no passing traffic appart from the odd tractor. We have lived at the house for 10 years and are moving now the children have left home. We bought this house as it is perfect for horses. We had 2 horses and 10 sheep. There are miles of good hacking routes on the doorstep, which do not involve going on the road at all…..this is one of the reasons for choosing this house. The largest field has a fresh water stream running through it all year so no wtaering the horses.
The lake is stocked with carp, brown trout and lots of other fish.
The house is situated in the south of the Charente Maritime, 15 mins from the thermal town of Jonzac. It is only 40 mins from the center of Bordeaux……Bordeaux airport is only 50 mins away and La rochelle airport is 80 mins away. 40 mins to the lovely beaches at Mechers and only 10 mins from the port of Vitrezay. 5 and a half hours from the ports of Le Harvre and Caan.
