Q. Why are you selling?

A. About 3 years ago I developed heart problems, in fact I am now recovering from an operation. We have been unable to get to France as much as we would like. We are very sad to have to sell, but feel it will become a burden on my wife should anything happen to me as she does not speak a word of French.

Q. What is the closest ferry terminal and airport etc?

A. The closest ferry terminal (Brittany Ferries) is Roscoff, takes approximately 75 mins.

St. Malo is about 100mins I believe, but we have never tried it.
I believe the nearest airport is Rennes but again have never tried it.

Q. Can you tell me what is the plot size is, frontage width x plot depth?
A. The overall size of 2300 sq m was given me when we bought the house.
I estimate that the frontage is 33 metres wide and the straight line between us and our nearest neighbour is 60 metres deep. The plot is not a perfect rectangle, cadastral plan of plot available.

Q What are the running cost per year?

A. The running costs as of last year were:
Taxe D'habitation + TV Licence = € 55.00/month
WATER (SAUR Ltd) = € 10.00/month
Taxe Foncieres = € 363/ annum
+ electricity + insurance
in our case the grand total comes to € 1,455/annum

Q. What are the neighbours like?

A. We only have neighbours to the left-hand side. When we moved in, our neighbours were retired, I am sorry to say that sadly a few years ago the husband died. We have many happy memories of long evenings together. My neighbour’s gardener mows the lawn for us when we are expected to visit. You could not wish for nicer neighbours.

Q. Are there any rights of way issues with the property?

A. There are no land rights of way issues.

Q. Is there a garage?

A. No.

Q. You say the chimney in the annex is capped. Does that mean you can't have an open fire?

A. The annex chimney was reduced down to roof height and capped off some years ago, to make it more water tight, as it was never used. It could easily be reinstated and used again.

Q. Could you tell me please if the septic tank complies with the current regulations?

A. I paid for the septic tank to be inspected 6 years ago by CCCK, when the new regulations came into force. Their conclusion was the septic tank "passed" but needed modification. I was under no obligation to make these modifications and they said it would be better to have a new installation rather than modify it, but as long as I had it emptied regularly it was ok. I have since learnt that should I sell the property the new owner has 12 months to put in a new system, but how they would inforce this I do not know

This is why the asking price has been dropped, it was originally on sale for 107,000 euros.

Q. When was the annex built? And what is it’s construction?

A. The annex was built, I believe, in the early 1980's, and is made of breeze blocks and corrugated sheeting.  We were going to have it converted into a sun lounge, c’est la vie.

Q. Is the house well maintained? Has the property been done up?

A. The house has been well maintained, and is structurally sound.
It was renovated in 2005, new electrics, plumbing, windows, shower room, flooring etc.

The back wall was re-pointed 2 years ago. A new driveway and gates installed for easier access.

We were going to put a turning circle around the large Bay tree near the annex, but events have overtaken us I’m afraid

Q. Is it on a busy main road, What about traffic noise etc?

A. The D790 is quite busy during peak periods, 8 - 10 am and 4 - 6 pm.
We have never found it to be a problem, all the windows are double glazed and the lounge windows have sliding secondary glazing as well.
I am not unaware of the fact that a lot of people may be put off by the main road, but this I feel is well reflected in the asking price.

£55,000 price includes all fixtures, furniture and white goods. Not inclusive of notaire's fees, which I believe is around 7%
