Very reluctantly for sale our cabin style property and land in Canada. The house is situated within beautiful unspoilt rolling grassland which sits between Olha Lake and Swystun Lake, south of Olha general store and gas station.

Olha is a small rural community made up of the general store, the church, the community hall and neighbouring farms. If you Google Earth Olha, Manitoba you can see these buildings and Swystun Lake. The house is too recent to show. Street view will let you look down the road to our land south of the general store.

Olha sits just south of Riding Mountain National Park, one of the largest national parks in Canada with its own roaming herd of buffalo and numerous lakes. Clear Lake is one of the most attractive lakes in the area and is a vibrant tourist centre with many surrounding “million dollar” houses. Recent developments within the area include a prestigious new golf club.

This area is renowned for its natural wildlife and black bear can be regularly seen throughout the area. Deer are also very common and in some areas you may see moose, caribou, lynx etc. A large flock of pelican regularly visit Olha Lake and of course Canada geese and beaver abound. A feeder attached to the cabin filled with sugary water ensure you will also see humming birds. In the evening you may hear the evocative Loon bird.

The nearest small town to Olha is Rossburn where all amenities can be found. The nearest large town is Brandon which is about an hours drive away.  The nearest city and airport is Winnipeg – about 4 hours drive.

This property is ideally situated within the heart of unspoilt Canada. Touring west you have Calgary, Banff, Jackson and the incomparable Canadian Rockies. South you are a couple of hours from the US border of North Dakota, east to Niagara, Montreal, Toronto and the French speaking areas of Quebec. North you have Polar bears!

Canada probably has more lakes than any other country in the world and consequently fishing is a huge passion. From the first floor bedroom window you can see nearby Patterson Lake. Internationally renowned for its fishing –  Americans drive up and camp nearby - and this is the business opportunity! We had planned to build up to 40 rental cabins on our land. There is practically no rental accommodation close by. If winter sports is your thing then snow is a given! Check out nearby Asessippi Ski Resort (

The house was built new using Logix blocks for the basement ( ) These are much like giant Lego blocks which link together and are then filled with reinforced concrete. This is a very popular building technique in Canada and the US. Rare in the UK but it is brilliant. You end up with 8” reinforced concrete walls with 4” polystyrene insulation on both sides. Pretty much all construction in Canada is either these ICF’s (Insulated Concrete Forms) or timber panel. The ground and first floors are a timber panel kit home from Nelson Homes, one of the larger kit home providers in Canada ( The outside is clad with a fibre board that looks just like timber, but doesn’t require the maintenance. Double glazed throughout, and when finished will provide a beautiful warm home. The house has been taken to a level where it is completely secure and weatherproof. Stud partition walls etc. are in place. Electrics are all first fixed throughout, and power is connected to the mains. All exterior walls and roof space have been insulated and vapour barrier installed. The upstairs has most of the drywall plasterboard fitted and all the required drywall plasterboard, doors and fittings to finish are there but not fitted. Even all the timber for the decking is there. The local building inspector has regularly visited the site during construction and it is all compliant with current Canadian building codes. Basically the interior needs finishing off.

The overall house plan has two bedrooms on the top floor with a balcony to the master bedroom, overlooking Ohla Lake with Patterson Lake in the distance, open plan kitchen/diner living room with a good sized bathroom on the ground floor. Double doors from the living room lead out on to a raised decking area. The basement is planned to have a utility area, second bathroom and 1-2 further bedrooms. The basement has 3 above ground windows so is light and airy, and due to the wonderful Logix blocks, is warm and dry.

A bore hole for water has been drilled about 50m from the house. All drinking and utility water in rural Canada is produced in this way. A small bore hole about 6” diameter has been drilled, and the water tested. An electric pump will eventually need to be inserted down the well to provide FREE water, and a pipe line connecting this well to the house installed. The septic tank has been installed for waste water. So all that is required now is the internal plumbing. Another water bore hole has also been drilled on the other side of the land for any future development. I believe up to 3 dwellings can be attached to one bore hole.

The land has two lake frontages so ideal for boating, fishing etc., and a large beaver pond between – so your very own resident beaver! The 40 acres (approx) are made up of three individual adjacent lots. Each lot comes with existing planning permission for one dwelling. There is no maximum size so you could build a hotel if you wanted to! The local authority, (Rossburn Rural Municipality) have given us general verbal support for our plans to build further rental cabins, and local residents welcome any new business. The house is built on the smallest lot which is about 6 1/2 acres. The other two are approx 16 1/2 acres each. You could if you wish sell these lots on individually, or even further subdivide to smaller lots.

Current land and property taxes are about CA$2500 in total
