The land features a private sandy beach as well as stretches of river bank that are perfect for fishing. The river is very safe for swimmers. The area of the land is 3 hectares or about 7.5 acres. There are many trees as well as grassy areas, which makes the plot accessible but private. The land has independent access from a small lane with permanent right of way. This could be an idyllic spot on which to site a caravan. Permission must be sought for this if the caravan is going to stay parked for any significant period, although one could park a caravan there temporarily without need for permission. There would be no difficulty in leaving a caravan parked discreetly for the summer but it would need to be moved at the end of the season unless permission was granted to site it for longer. The land is currently agricultural land. There is no electricity or mains water supply, although both come close to the boundary of the land.  Planning permission has never been sought and there is no 'permis de construire' on the land. With planning permission, the land would be worth more than four times the asking price of  €30,000. There are canoe rental firms and camp sites up river and the buyer might be able to gain a permit to run a seasonal business here. However, any application is the buyer's responsibility and is unlikely to be successful until after the sale is completed. The building of waterside structures is banned along the Dordogne, but permission might be granted for small buildings well away from the water. This could be an office for a seasonal camp site, for example.

St Sozy has shops and restaurants and is a lively tourist spot in Summer. The nearest big town is Soulliac and the A20 Autoroute is accessible to the far side of Soulliac. The nearest airport is Brive, with flights to London City Airport. Bergerac Airport is about an hour drive, served by Ryanair, FlyBe and Jet2. Toulouse is an hour and a half, all by Autoroute, from Soulliac and is served by many airlines, including Easyjet and British Airways. The main train line to Paris or Toulouse stops at Soulliac and work is being carried out to run TGV trains on the route in future..

The sale must be completed according to French Law and the buyer would need to employ the services of a Notaire to this end. The recommended Notaire speaks fluent English.

A deposit would need to be paid to the Notaire when the sale papers are drawn up and this is then held by the Notaire to be released when the sale is completed. A typical sale takes three months, though it can be sooner where it is a cash purchase.
