Garden rooms and garden offices are becoming more common place in many
UK house holds for the benefit they can give in providing an extra living or
working space. Many of the large installation
companies utilise SIPs (Structural Insulated Panels) to
construct the main shell of the building, this is due to their ease of use and
high levels of thermal performance. With our self-build SIP kits we are
offering the same benefit to the DIY enthusiast and
the opportunity to construct a similar specification building for a
fraction of the prices charged by the installation companies.
We have a selection of SIP kits available with floor areas from
7sqrm - 19sqrm with a selection of front opening for patio, French or bi-fold
doors, each with either a single side aspect window or two side aspect windows
on the larger models greater in width than 4.2m (Select from the sizes in the sub-type menu above to see the layout and the prices, note window openings can be moved to alternative locations if required). All of our SIP kits are available for delivery
throughout the UK to residential premises.

assembly (Constructed of 11mm OSB3 facing and 97mm Polyurethane

to produce the vertical panel connection and the top and bottom panel binding timbers
with can been seen in the pictures. (note estimated timber cost for these
items £225-£330 depending on model size)
When full assembled this will form the main structural and insulating
walls of you garden room of garden office and when combined with a typical
suspended timber floor and flat roof system will complete the main shell of
your build. We can provide guidance on suspended timber floors and flat
roof systems in line with TRADA guidelines if required.
The remaining items such as, roofing materials, exterior cladding,
windows & door and internal plasterboard finishes are all readily available
building materials and cheaper for you to source from your local builder’s
merchant than for us to purchases and then ship to you. We will happy
assist you specify any of the required items before or after your purchase.
The width of the panels has been selected for ease of handling at 19kgs
each and the height of the panels selected to suit an overall structure that
meets the requirements of the 2.5m total building height restriction under the
permitted development rules of the UK planning framework ,whilst providing
maximum internal head height. Once the SIP panels are assembled together with the top & sole plates the internal head height
before finishes will be 2050mm, leaving a suggested 178mm for the floor
structure (120mm treated joists/18mm OSB flooring/40mm ventilation gap) and
269mm for the roof structure (max 145mm joists & 90mm (1in40) angled
roofing furring strips/15mm OSB sheeting/2mm roofing membrane/20mm roof kerb
Note - depending one your choice of floor and roof structure the panels sizes can be increased or decrease in height by increments of 20mm to allow extra internal head room.
The external walls can be finished in a wide selection of cladding
styles and type, together with the required cladding battens and breather
membrane. Internally the wall can be
finished with battens to create a service void before traditional plasterboard,
plaster and paint finishes.
We can also offer upon request suggested design details for areas such
as the flat roof ventilation - an important feature with cold roof designs or with SIP roofs to prevent rotting of the OSB faces, window and door flashing and roof & gutter

Additional information & Considerations:
It is suggested you have access to a nail gun for speed. Ensure you fully understand the permitted
development rules before your purchase, useful guidelines can be found on the
government planning portal website. Consideration
should be given to the opening size you select and the required door type and
required lintel and compression support studs in your design.
We are happy to help with any question you may have before your purchase
regarding the permitted development rules, the SIP kits, suggested material
suppliers or on any other details of your project. In addition we will continue to be committed in
assisting you complete your garden room or garden office after your purchase is
made all the way through to completion.
Delivery cost will be £120 (Monday - Friday, Saturday delivery an additional £50) with the following post code and area
exclusions, please contact us for a revised delivery cost beforehand if this
includes your post code.

The manufacturing and delivery lead time will be approximately 10
working days. Delivery will be to the kerb side at your chosen delivery
address via a vehicle equipped with a tail lift. It is suggested you have
a dry storage area in mind before your delivery able to store approximately 2m
x 3m x 1.5m maximum.

As this product is custom made to your chosen specification cancellation
charges apply to unrecoverable costs associated with your order if the order is
cancelled before dispatch in addition returns cannot be accepted without a
valid reason. Full terms and conditions are
