This is a unique opportunity to buy a property in this lovely area at a knock down price.
We are selling because with increasing age it is becoming ever more
difficult for us to get there and we can no longer justify keeping it.
Our house is in the village of Puyoo, roughly mid way between Biarritz on the
coast and the magnificent city of Pau to the East. The tall side of the house faces South
directly towards the Pyrenees which are about 45min away. It is perfect
for those who want to have access to both the sea/surf and the
more Eastern mountains/ski slopes on a day trip basis.
One of the reasons we chose this location is access to it. The main A64 autoroute
is less than 10min away. You can get to the house by train because there is a station
in the village, about 15min walk at most. Finally, there is a choice of two
nearby airports, Pau at about 1hour and Biarritz which is even closer.
The house is located on a quiet ridge, with some exclusive properties, overlooking
the village. The village has petrol, a police station, a fire station, a supermarket,
railway station, chemist, cash point, paper shop, bakers, take aways and
an excellent school all within easy reach by car or on foot. Entry is directly
into the main gates from the tarmac lane. We have wonderful French neighbours
who have made us most welcome and an English couple own the house opposite.
This is a big plot, approx 1 acre, 4900sq m. It is mainly grass and woodland,
very beautiful. There was a vegetable plot but we have neglected it.
There is a separate studio in the garden which has had recent renovation work,
ideal for an artist, potter or as an office, computer room etc - see photograph.
There is also a large garden shed with a tiled roof.
At front entrance level the accommodation comprises two double bedrooms, a large lounge,
kitchen and bathroom with a balcony on two sides of the lounge (South and East). The balcony
has sun blinds and is a real suntrap. The lounge opens onto the balcony on both sides via French
doors and has triple aspect glazing. The kitchen and bathroom are more than adequate for us but
fairly basic so you may wish to modernise them. Heating for the whole house is by an excellent
large oil fired boiler and there are also electric heaters in the hall way. The lounge
has a fireplace but we have never needed to use it.
On the ground floor level there is a very large double bedroom (with built in wardrobes) that
opens out onto the rear patio, a relatively new shower room, a large utility with boiler, sink
and washing machine and finally a large garage with sliding roller door to the rear patio.
The oil tank is at the rear of the garage. There is room to park several
cars on the front and rear driveways.
The property does need some repair and updating but much would depend on how you
wish to develop it. If we were able to spend more time there, we would consider a separate
garage, convert the existing garage to a room and possibly have a swimming pool at
the back. The potential is massive and there is space to do it.
The property has been placed with local estate agents and was valued at circa 250,000 Euro.
However we have instructed them to sell for 180,000 Euro, well below valuation because we
need to sell it soon. This is the price, the sterling equivalent will depend on exchange rate at
time of sale, ie £160,000 listed is a guide only. Interested parties should contact us in the first
