This is the former main home of my late father who renovated it in the 1970’s and was resident there for many years, it is now in need of modernisation. In recent years it has been used as an occasional holiday home by the family. The property is currently arranged as a 3 bedroom longhouse, a large barn and a smaller outbuilding. Approximately three hectares of land, mostly laid to grass. Trees include walnut, fig and hazel, and a wood beyond. With stunning views to the front and rear and immediate access to many walks and riding routes for both horses and bikes, this is an amazing opportunity.

 

The property is quietly situated in a small hamlet of 7 houses, half a mile down a tarmac no through road.

 

The buildings are local stone, with many original features and some even older additions thought to have been reclaimed at the time of first building from an adjacent eleventh century fortified farm house, the remains of which can still be seen. The front wall incorporates a large feature gateway pre-dating the house, probably having been the original entrance to the fortified farm house. The exterior of the building remains largely unchanged by the renovations made in the 70’s with windows and doors inserted into existing openings.

 

The ground floor footprint of the house is 300 square metres including the veranda. From a patio at the front of the house the main entrance opens into the large, airy, double height summer sitting room with exposed beams. The double aspect of this room affords views and access to both the front and rear of the house. Stairs lead up to a mezzanine floor and from here there is easy access to a useful ‘grenier’ (attic) which is over the main bedroom.

 

The kitchen, accessed from the summer sitting room, has a large walk–in larder with floor to ceiling shelving along one side and enough room to house white goods.

 

Off the quarry tiled corridor is the bathroom (with shower, WC and bidet) overlooking the back garden, and the master bedroom and winter sitting room with views to the front of the property. The corridor opens into a large tiled lobby with an exterior back door and the old bread oven (not in use). The winter sitting room is a large room with an old feature fireplace which was in situ prior to the 70’s renovations. Within the fireplace is a working wood burning stove.

 

The back door leads to the veranda off which there are two extremely large double bedrooms with views across the front of the property. The largest of which has the remains of another fireplace and evidence of an even earlier bread oven (possibly from the fortified farm house).

 

There is mains electricity and water supplied to the house, and the property also has the benefit of two large oubliette water cisterns and a water bore hole.

 

The double height barn is 107 square metres and the other outbuilding (16 square metres) is currently used as a garden store.

 

Nearest airports are Limoges, Bergerac and Brive and the motorways provide for easy driving.

 

The closest village is La Tour Blanche 2 miles away by road (but much shorter if you walk across country) where there are several shops. A tabac with restaurant serves a superb five course lunch for €12.

The market town of Mareuil is 6 miles, where banks, schools (up to 14 years) Spar supermarket and a cave can be found, along with other shops and facilities including regional administrative offices. The large market town Riberac is 20 minutes away and boasts an enormous open market on Fridays during the summer. Perigueux is a 45 minute drive, and Brantome “The Venice of the Perigord” is 20 miles east.

However, other opportunities are available as the main house lends itself for conversion to 3 gites, each with two double bedrooms and a large family room. These options include:

 

  1. Acquire outright ownership of two thirds of the house at no cost other than the renovation to a high standard of the remaining part of the property.

 

  1. Transfer the ownership of the house to a holding company paying for the renovation in shares, the company could then let all the gites commercially.
