We purchased this barn in 2007 with the aim of converting it to a 3 bedroomed bolt hole, the next year we had our first born and haven't looked back at it since sadly. Sold with no reserve as its got to go - you might grab a bargain good luck!
In a beautiful location in a valley near Tarn, between Albi and Castres in the south of France. With the E11 to the East of it, E80 to the South of it, E72 to the West of it - so ideal motoring territory, nearest airport is Carcassonne 60km and Toulouse 80km to the West.
The barn is all stone and currently on 2 levels with the manger underneath, it has an amazing slate sheeted roof which is in good condition for its age. We had intended converting it to a 2/3 level 3 bedroomed, 2 bathroomed barn with a large elevated walkway around the outside at top level as a terrace/decked area - the views are amazing at that level. It is on a small plot suitable for parking and gardens.
As stated the barn never got started as we fell pregnant the same year that we bought it and have not had the time, with our growing family, to get back there for the 6 week renovation trips we had planned to arrange the renovation works.
Its now got to go as its clear that it needs to go to new owners who can carry on our dream, its priced realistically for this part of Southern France and once converted as outlined would market for approx €250,000 so for a keen DIYer its a bargain and very fun project. Walls approx 1/2m thick, Wooden beams, Roof Slates and also north wall slates (a feature of many buildings in this area), Floor Area currently approx 66sqm, 11m high at roof apex, Ground Floor is earthen, Dividing floor (existing 1st floor) timbers in poor condition. Very easy access down valley slopeway into a cul-de-sac, barn situated as first building on approach line, on lane into small hamlet.

Surrounding Area: Beautiful rural scenery, very undeveloped, rolling hills, forests, woods and open fields all around. Scattered villages, sheep farming (providing milk for the nearby Roquefort cheese manufacturers).
