For Auction our Barn in Tarn
We purchased this barn in 2007 with the aim of converting it to a 3 bedroomed bolt hole, the next year we had our first born and haven't looked back at it since sadly. Sold with no reserve as its got to go - you might grab a bargain good luck!
In a beautiful location in a valley near Tarn, between Albi and Castres in the south of France. With the E11 to the East of it, E80 to the South of it, E72 to the West of it - so ideal motoring territory, nearest airport is Carcassonne 60km and Toulouse 80km to the West.
The barn is all stone and currently on 2 levels with the manger underneath, it has an amazing slate sheeted roof which is in good condition for its age. We had intended converting it to a 2/3 level 3 bedroomed, 2 bathroomed barn with a large elevated walkway around the outside at top level as a terrace/decked area - the views are amazing at that level. It is on a small plot suitable for parking and gardens.
As stated the barn never got started as we fell pregnant the same year that we bought it and have not had the time, with our growing family, to get back there for the 6 week renovation trips we had planned to arrange the renovation works.
Its now got to go as its clear that it needs to go to new owners who can carry on our dream, its priced realistically for this part of Southern France and once converted as outlined would market for approx €250,000 so for a keen DIYer its a bargain and very fun project. The pictures were taken some time ago as stated we haven't been to the property for some time and the drawings are an architects impression of what could be achieved from the barn,

Walls approx 1/2m thick, Wooden beams, Roof Slates and also north wall slates (a feature of many buildings in this area), Floor Area currently approx 66sqm, 11m high at roof apex, Ground Floor is earthen, Dividing floor (existing 1st floor) timbers in poor condition. Very easy access down valley slopeway into a cul-de-sac, barn situated as first building on approach line, on lane into small hamlet.
In the deeds, but now expired, there is a change of use to habitation authorised, very suitable for conversion. Land is 180sqm and is triangular in shape on a south facing slope.
The Hamlet the barn is in is called La Borie de Blavi, 81530 Escroux. Its a very small hamlet with 3 occupied houses. The hamlet has electricity, telephone and water from natural springs. Property requires a standard septic tank for drainage. Hamlet is set in woodland and fields with a small stream across the field south of the barn. Plenty of firewood available locally for heating. Property is 2,000 feet above sea level.
Location is down a metalled road approximately 1km from the main road D607 with the nearest town being Lacaune 10km away south where 5 departmental roads meet with all essential services: banks, supermarkets, chemists, ironmongers, building suppliers, pertrol station, church, department stores, hotels, restaurants, cafes, weekly market etc. Albi to the north is 56km away, Castres 54km, Beziers 92km, River Tarn 35km for canoeing and fishing. Montpelier is approx 75km away with the Mediterranean Sea 100km away at Beziers.
Surrounding Area: Beautiful rural scenery, very undeveloped, rolling hills, forests, woods and open fields all around. Scattered villages, sheep farming (providing milk for the nearby Roquefort cheese manufacturers).
Scans of an Architect's plans for one form of conversion for the property, as illustrated in the images, provided on sale.
Winning Bidder/Purchaser needs to make a 10% deposit payment within 48 hours by bank transfer clear of any international banking fees where applicable, balance to be settled by Notary but not more than 4 weeks from the auction end date. This is a legally binding purchase agreement and a winning bid is seen as contracts having been agreed.
We are happy for you to use the Notaires we used for the purchase however these are not local to the property and we have no links to this firm anymore so are happy for anyone to act for both parties, legal fees for purchase to be paid by the purchaser.
