Welcome to a listing for our house.
The house is in Leyland, Lancashire, five minutes from the M6; M61; and M65 motorways, and so is relatively close to Manchester; Liverpool and Lancaster; The Lake district and The Yorkshire Dales
There are many things to appreciate about this house, and over the last ten years our large family has done, It has been marvellous to let the ‘kids’ make their noise, and be able to move away from it at need. The back garden has been more than big enough for football tournaments and bouncy castles. Now our youngest is one year from A levels and Uni and the rest have either left or are intending to do so, in the not too distant future, so this house has become much larger than our needs.
This is a very large property, (Please keep this in mind. The rooms are all large as well), having five bedrooms, (three of which have en suite); two reception rooms, one of which is equipped as a home cinema, with 120 “ back screen projector, and a high spec sound system, and a bar. It has a dining room which easily seats 12 people, a large kitchen with breakfast table, and with two separate utility rooms off it. a study; a cloakroom; and a downstairs WC. There is also a large family bathroom upstairs.
We are set back from the road, and substantial trees and hedges make us fairly private from the road.
There is an 8m by 4m indoor heated swimming pool in a large room which also houses a Jacuzzi, shower room and WC, as well as two changing rooms. The pool is gas heated and all pumps boilers and filters are working. The pool room has a sound system which is controlled from the cinema, and which has access to all the sound sources that the cinema has.
There is garage space for five cars with room for a workspace as well. The drive has also been known to have a further ten cars on it without any difficulty.
As part of the building, but entirely self contained, is an apartment. This comprises a decent sized lounge, with attached kitchenette; a small conservatory; a double bedroom; and a private shower/bath room with WC. In the largest garden there is a completely detached annex comprising a single 10m by 4m room, which has been built specifically as a dance and music room, using high density blocks for sound proofing, but which would serve equally well as a gym or games room. It could even serve as a very spacious office.
The house benefits from large gardens on three sides which are mostly lawn but there is a good selection of mature trees and shrubs including fruit trees. The smallest of the gardens, which is directly outside the kitchen door, has a large York Stone Patio and also a large brick built gazebo style barbeque area, which has allowed us to have barbeques in thunder storms in the past.. In the same garden is rear access to the garages and also, what is essentially an outside loo, though it is part of the main house, and has a radiator. This garden and the BBQ also have a sound system similar to the one in the pool room.
The property’s longest boundary is The River Lostock which runs along one side of the largest garden. The bank on our side of the river is part of our property. We have an abundance of wild life visitors. I should mention that there has been no history of flooding on this property.
Much of the furniture is too large for us to take with us, as we are most definitely down sizing, so this will be included in the sale, if you want it. All carpets and curtains will also be included, as well as a fully working Rangemaster cooker, in the kitchen and a 52” Panasonic TV in the lounge. The house is alarmed and also has a 16 camera CCTV system.
We have recently had the roof re pointed and checked, and we have also replaced almost all the windows and doors in the main house with Safe Style UK’s UPVC double glazed units, for which we have all the relevant certificates.
The property is free hold.
The house is clean and sound, but it has to be said that the décor is worn out. What can I say? It has been a family home. We believe that we have reflected this in the price. You could though, move in tomorrow without doing any work at all. Make no mistake. This is a huge house. On a pound per square foot basis this is a steal. You would need to walk round it to fully appreciate the size.

Those of you who have been watching this house for a while will have noticed a significant drop in the asking price. This is because we have spotted a house which we would like to move to. Please be aware though that the new price is as low as we can go, and still move to that house. I've also removed the offers option. It was being abused.
