Garden – 2010 m2, loaded with fruit trees and grape vines. South view with immediate proximity to forest and hill. Plot is situated on 2 streets (corner plot) at the edge of town, but only 5 minutes walk to the center of village. High plot all fenced out. The garden is to the south and to the east, and has several fruit trees and two types of grapevines – red for wine and white for desert. On a good year you can get up to 400 litres of wine. As you can see in the pictures, there are many tulips, as well as many other kinds of flowers, spices and strawberries. The streets are covered with mulberry trees.
The house is 116 m2 of total built area. It has a massive foundation, made of huge, solid 50 cm thick stones. The stones are hand chiseled wonderfully crafted beige colored. They don’t make them like that anymore !!! The walls are old fashioned clay bricks, brick and a half thick. You could just move in the house and start using it. Bear in mind that most BG country houses do not have water or toilet inside the house, so this house is no exception to the rule. There is water in the garden and a toilet barrack as well. The roof is dry. One window frame needs repair. There are some sports on the outside that need patch up with plaster. All else is in very good working order and ready to go. The inside is in good shape, original wood floor, working chimneys etc. On each floor there is a small hallway leading to 3 rooms.
There are 2 large secondary brick storage/animal building of 40 m2 and 28 m2. They can be used for storage or for keeping animals.
All infrastructure are available – good 10 m wide asphalted front street, no slopes, perfect all year round access. Existing connection to electricity and water, street lights, land phone, good mobile telephone signal, possibility for fast Internet. There is an installed and working alarm security and alarm system in all rooms. There is a security company available in the village. All chimney are working, possibility of wood burning for heating – the cheapest possibly way. You could use the chimney for installing a ready made fireplace in most rooms.
There are 10 foreigner houses already purchased in the village, mostly English folks. This promises good future development and investment. To the east of the plot there is an empty 2000 m2 plot without any structures on it. On the south there is a very tidy neighbor with huge plot. On the other sides there are 2 streets, so in effect you have no neighbors who are close to the house, which gives you a good sense of privacy.
There is a wonderful fishing dam/lake next to the village and a huge one only 5 km away. Great place if you enjoy fishing !
The village is fairly small, quiet and very picturesque. No gypsies !!! You have a large town nearby (only 8 km) or 8 minutes drive where you could do your shopping. For entertainment you could go to Vratsa, the 6th largest town. Vratsa is absolutely gorgeous, check out these links:
In Vratsa there are so many things to do: eco paths, water falls, major caves, winter time there is skiing. The entire center of the town is closed for cars and you can walk in the central park and enjoy coffee shops, restaurants or just shopping. Next to Vratsa there is a gorgeous mountain which is used as an extention to the park in the center of the town. Vratsa is only 20 minutes away from Bukovets and only 130 km to Sofia. Major highway connecting Sofia to the black sea via Varna city is nearby.
Option to buy additional 19,500 m2 of forest 3 minutes walk from the plot at 0.45 euro per m2. The forest is situated on a small hill offering stunning panoramic views. Good for camping, horseback riding or just plain timber harvesting. If you cut all the timber, there are government subsidies for replanting. If you purchase both, a discount is in order.
