Having discovered water ingress into our caravan during a routine damp test I found that the door seal was dirty as were the mating faces on the door frame, the van is 16 years old and the seal was looking compressed, I replaced the seal bonding it to the door using geobond sealant/bonding agent. I also purchased Thetford seal lubricant (silicone spray), this helps the seal lubricated and made the door open and close more easily.
