A bit disappointing
Had high hopes of a Zinsser product. However, after painting a water stained ceiling with Zinsser 123 and then two coats of ceiling emulsion, the stain still shows through. Yes, it's better than it was, but it is still not obliterated.

Useless
Just will not cover a water stain on wall even after 5 coats, just keeps coming back through. Very runny consistency. Bought some polycell stain stop instead and that worked one coat. Not recommended,
